To make the process a little easier, we put together answers to the questions we hear most often from homeowners like you. 1. Are you a local Steamboat Springs property management company? We are a full-service management company, meaning we handle all parts of the reservation process from start to finish. In addition, we have years-long relationships with local contractors that we work with regularly, and we assist in coordinating maintenance and repairs. Our staff is also on call 24/7 and available for emergencies. 3. How do you price properties during peak season vs shoulder season? Our pricing fluctuates based on the ever-changing market trends. We are continually monitoring pricing on a bi-weekly basis. In addition, we use dynamic pricing software that automatically adjusts pricing based on many factors including and not limited to competitors prices, occupancy, # of days until arrival, etc. Pricing can also be collaborative, owners can give input during that process if they choose to. 4. Do you handle snow removal, winter prep, and weather-related issues? We do coordinate snow removal at the properties that need it. We also manage winter prep and can assist owners with their property’s specific needs. 5. How often do you inspect my property between guest stays? We inspect the properties after every guest to ensure everything is in its place, functioning, and clean. 6. What happens if there’s an emergency at the property? We have someone from our staff on-call 24/7 for emergencies. We have a response rate of 30 minutes or less and our team lives locally and can be at any of the properties in town in less than 10 minutes. 7. How do you screen guests? We clearly list house rules on our listing and in the rental agreement that is provided at the time of booking. Property owners are protected by the rental agreement as well as the $99 damage waiver made at the time of booking. The damage waiver will cover up to $1500 worth of damage. For anything the exceeds that amount, will be paid by the guests. We are in communication with every guest at the time of booking to screen who is staying at our properties. We also have partnerships with many 3rd party websites such as Airbnb and Vrbo, who also have their own screening process. 8. Do you handle marketing beyond Airbnb and Vrbo? Yes. While we are a small, local business, we are also a franchise that has many incredible resources including a marketing team that works with us to launch email blasts, special promotions, paid search, etc.. 9. What are your management fees, and what’s included? Our management fee is dependent on the property’s unique needs. During the onboarding process, we meet with the potential owner at their property to see it and all that will entail to manage it. From there, we will discuss and offer the appropriate fee, Typically it is somewhere in between 25% and 30%. This is a flat fee, so owners will not see any hidden fees on their owner statements. Any outside contract work that is not guest damage will be charged to the owner, we are very transparent with our owners and communicate ahead of time if additional work needs to be done at their property. 10. How do you track and report my revenue and performance? Owners will have access to an owner portal where they can see their reservations and revenue in real time. There, they can also view their monthly and annual owner statements. Additional reports can be provided by their manager upon their request. 11. How do I get started with SkyRun Steamboat Springs?
