Group 2 7 min ReadFrom Business Consultant to Community Advocate: What Homeowners Should Know About Vacation Rental Management in Arizona Written By:Sue BradleyOwner, SkyRun Sedona One of the questions I get asked most often by homeowners is: “What makes SkyRun Vacation Rentals Sedona different from other vacation rental management companies?” Of course, we provide all the services you’d expect from a full-service vacation rental management company, marketing, guest communications, revenue management, housekeeping coordination, maintenance oversight, owner reporting, and 24/7 guest support. But over the last few years, I’ve realized that many homeowners are looking for something more. They want a local expert. Someone who understands the market. Someone who is connected to the community. Someone who stays informed about local regulations, state legislation, tourism trends, and the issues that could impact their property and investment. As I’ve thought about that question, I’ve realized the answer goes back much further than vacation rentals. My First Career Was Helping Businesses Grow Before launching SkyRun Vacation Rentals Sedona, I spent more than 35 years helping entrepreneurs and organizations grow through my consulting company, KTP, Keep the People. I loved helping people build successful businesses. Looking back, many of the skills I developed as a consultant translate directly into vacation rental management. Understanding people. Solving problems. Building systems. Creating great customer experiences. Helping owners achieve their goals. What I didn’t expect was how much I would fall in love with the communities we serve. When I entered the vacation rental industry, I had hospitality experience but didn’t have decades of experience in lodging or tourism. So, I did what I’ve always done when entering a new industry. I started learning. I attended REALTOR meetings. Community events. Tourism discussions. Industry conferences. I listened. I asked questions. I met local business owners. I learned from experienced vacation rental operators and people serving this community. I wasn’t trying to become an advocate. I wasn’t looking for board seats. I was simply trying to become the best resource I could be for homeowners. The more I got involved, the more I realized that successful vacation rental management isn’t really about houses. It’s about people. Homeowners. Guests. Neighbors. Local businesses. Community leaders. And all the relationships that connect them. Why Homeowners Should Care If you’re a homeowner considering vacation rental management in Sedona, Cottonwood, Camp Verde, Rimrock, Clarkdale, Jerome, Cornville, Williams, Flagstaff, Munds Park, or elsewhere in Northern Arizona, you may be wondering why any of this matters. The answer is simple. The vacation rental and short-term rental industry is constantly evolving. Regulations change. Markets change. Guest expectations change. Technology changes. Homeowners need more than someone to answer guest messages and coordinate cleanings. They need a local partner who understands how to maximize revenue, protect their investment, maintain their property, stay ahead of regulatory changes, and deliver exceptional guest experiences. At SkyRun Vacation Rentals Sedona, we are involved in every aspect of protecting and growing the value of a homeowner’s investment. We help homeowners increase occupancy and revenue through professional marketing, dynamic pricing, and broad distribution across major booking platforms. We coordinate housekeeping, maintenance, inspections, and guest services. We stay informed about local regulations, state legislation, and industry trends. And because we are active in the communities we serve, we often become aware of opportunities and challenges before they become problems. Many of our homeowners do not live in Arizona full time. They rely on us not only to manage their property, but also to be their eyes and ears on the ground. That responsibility is something I take seriously. Supporting the Communities We Love One of the reasons I started SkyRun Vacation Rentals Sedona is because I wanted to build a business in a community I genuinely love. I love introducing people to Sedona. I love helping guests discover Cottonwood, Jerome, Camp Verde, Clarkdale, Rimrock, Williams, Flagstaff, Munds Park, and the small communities that make Northern Arizona special. I love watching guests discover that Arizona has an incredible wine country that many people have never heard of. The Verde Valley Wine Trail and the wineries throughout Arizona have become one of my favorite things to share with visitors. In fact, where appropriate, we welcome guests with a bottle of local Arizona wine because supporting local businesses is important to me. The same goes for our book lending libraries that you’ll find in many of our homes. Reading and sharing books has always been a big part of my life, and I love creating small touches that help a house feel more welcoming and personal. Those details may seem small, but they reflect a larger philosophy. I want guests to experience the places we love, not just stay in them. Because every guest who visits supports local restaurants, wineries, breweries, guides, attractions, retailers, and service providers. Every homeowner we serve helps support local jobs. Every successful vacation rental creates opportunities for cleaners, maintenance professionals, landscapers, photographers, inspectors, and countless other local businesses. Responsible tourism has a ripple effect that benefits entire communities. Advocacy Matters As I became more involved locally, I also became more aware of how important advocacy is to the future of our industry. Today I serve on the boards of both the Sedona Verde Valley Association of REALTORS (SVVAR) and Arizonans for Responsible Tourism (AZRT). I also joined the Right to Rent Collaborative because I believe homeowners, guests, and responsible operators deserve a voice in conversations that affect our industry. Homeowners deserve the right to responsibly use their property. Communities deserve good neighbors and responsible tourism. Guests deserve the opportunity to travel, explore, and create meaningful experiences with family and friends. These goals are not mutually exclusive. In fact, when vacation rentals are professionally managed and responsibly operated, they support one another. At SkyRun Vacation Rentals Sedona, we’ve also committed to contributing $2 from every guest reservation to advocacy efforts that support responsible tourism and homeowner rights both here in Arizona and nationally. I view that contribution as an investment in our homeowners, our communities, and the future of our industry. The Biggest Lesson I’ve Learned Looking back, the biggest lesson I’ve learned since leaving consulting and launching SkyRun Vacation Rentals Sedona is simple. Get involved. The board positions, speaking opportunities, referral partnerships, and friendships have all been wonderful benefits. But the real value has been becoming a better resource for our homeowners and a stronger advocate for the communities we serve. What started as a way to learn has become a way to serve. It gives me confidence that we’re doing everything we can to support our homeowners, our guests, our local businesses, and the communities we call home. And I believe that commitment is one of the things that truly sets SkyRun Vacation Rentals Sedona apart. If you’re considering vacation rental management in Sedona, Cottonwood, Camp Verde, Rimrock, Clarkdale, Jerome, Williams, Flagstaff, Munds Park, or elsewhere in Northern Arizona, I’d love the opportunity to learn more about your property and discuss how SkyRun Vacation Rentals Sedona can help you maximize revenue, protect your investment, and create exceptional guest experiences.
