GETTING AROUND:
Minutes from Main Street and the base of Peak 9. Breckenridge also offers a free in-town shuttle, Breck Free Ride.
AMENITY AVAILABILITY:
For no reason will SkyRun provide a refund if amenities are unavailable due to HOA closures or maintenance. SkyRun Breckenridge offers vacation rentals 365 days a year and has no control over the availability of amenities controlled by HOAs or complexes; nor does SkyRun Breckenridge have any obligation to disclose availability to guests. SkyRun will not provide any refunds to guests for the unavailability of such services.

Unforeseen and uncontrollable circumstances may occur during your stay including but not limited to, internet, TV, and utility outages, inclement weather, travel delays, limited availability of town services, the closing of common & home amenities (including hot tubs, pools, and fitness centers). Guests are not entitled to full or partial refunds for any unforeseen circumstances. SkyRun Breckenridge as an entity and the reservations associated with a home are not part of or party to the sales contract for a home; in the event that a home is sold and future reservations are not accepted by the new homeowner, reservations are subject to cancellation or the reservation may be moved to another comparable SkyRun Breckenridge property.

Condominiums and townhouses are managed by 3rd party Home Owners Associations (HOAs). These HOAs manage and control shared amenities which include but are not limited to outdoor grills, hot tubs, pool, fitness areas, parking structures and areas, picnic areas and landscaping. Be aware that during non-peak times amenities may be unavailable due to circumstances out of SkyRun control such as building and amenity maintenance or closures. Also, even during peak times HOAs may need to make buildings and amenities unavailable for emergency maintenance and other reasons out of SkyRun control.

4WD:
SkyRun Breckenridge will not provide refunds to guests unable to reach or get out of their property or to guests needing rescue or towing.
Breckenridge is located in a high-alpine environment subject to extreme weather including snow and ice that may make roads and driveways impassable and dangerous. All guests are encouraged to use all-wheel or 4-wheel drive vehicles with appropriate winter tires. Roads can be difficult to navigate and driveways may be steep.

WEATHER/AC:
SkyRun will not refund guests for any weather-related issues including but not limited to road conditions, lack of snow, too much snow, or inability to get to the property due to weather or flight delays/cancellations; or issues resulting in weather conditions such as power outages, etc.

Breckenridge is located in a high mountain alpine environment - some properties may be as high as 10,700 feet. Hydration is important to minimize impacts of altitude change. There is typically 10-20% humidity year-round. Summer temperatures may average 60-80 degrees with a low in the 40-50s. Properties in Breckenridge DO NOT have Air Conditioning (AC) fans are provided for guest comfort. Winter temperatures may vary widely from negative temperatures to 40-50 degrees. Most properties in Breckenridge have baseboard heaters which may take several hours to register heat changes.

SNOW/ICE:
SNOW AND ICE WILL EXIST ON ALL SURFACES DURING MOST OF THE YEAR. IT IS IMPOSSIBLE IN THE HIGH ALPINE ENVIRONMENT TO PROVIDE A SNOW AND ICE FREE ENVIRONMENT. SNOW AND ICE WILL EXIST ON ROADS, DRIVEWAYS, WALKWAYS, SIDEWALKS, ENTRANCE WAYS, DECKS, STAIRS, PATHS, PATIOS, ROOFS, ETC. TAKE CARE WHILE WALKING, ENTERING AND ACCESSING THE HOME, ENTERING VEHICLES, ETC. TO AVOID SLIPS AND FALL. BE CAUTIOUS OF ROOF OVERHANGS WHERE SNOW AND ICE BUILD UP AND MAY FALL OR SLIDE.

PLOWING:
Breckenridge is NOT a snow and ice free environment. Winter storms can bring many conditions. Plowing is provided by the homeowner Nov 1 - April 30th. Plowing of driveways will occur when a storm produces more than 4-6" in 24hrs. We cannot guarantee when roads or driveways will be plowed as that is determined by many factors including severity of the storm. You must have a vehicle capable of operating in severe winter conditions as plowing is not guaranteed. Guests should not attempt to shovel driveways themselves for their own safety.

PARKING INFORMATION:
For a smooth and stress-free stay, please follow all posted signs and parking regulations in Breckenridge, as enforcement is strict. If you need additional parking, the Town of Breckenridge offers paid overnight options in two convenient locations: 1) south of town at the Stephen C. West Ice Arena, and 2) north of town at the Airport Road satellite lot, which also accommodates RVs and trailers.

COLORADO TRACTION LAW:
From September through May 31, the Colorado Traction Law is in effect for all drivers traveling on I-70 between Morrison and Dotsero as well as US-285 to Breckenridge. This law mandates that vehicles must be equipped with either four-wheel or all-wheel drive and snow-rated or mud + snow tires. Alternatively, vehicles with two-wheel drive must have winter tires, chains, or other traction devices. Ensuring your vehicle is properly equipped is essential for safe winter driving in Colorado. If you’re renting a car, be sure to confirm with your rental company that your vehicle meets these requirements.

IMPORTANT WINTER ADVISORY:
Please be aware that during the winter months, roads and driveways are likely to be snow-covered or icy, making four-wheel drive (4WD) or all-wheel drive (AWD) essential for safe travel. We are unable to offer refunds for vehicles that get stuck or require towing, and unfortunately, we cannot assist with towing or vehicle recovery. Additionally, some properties may require 4WD or AWD even during non-winter months due to uneven terrain and dirt roads.
